Karnataka Real Estate Projects Get 4-Month Deadline Extensions

Regulators in Karnataka have approved a four-month extension for all RERA-registered real estate projects facing supply chain delays. The move follows an advisory from the Union Ministry of Housing and Urban Affairs, issued after the ongoing West Asia conflict triggered widespread disruptions to construction material supplies.

What Triggered the Extension?

The Ministry of Finance declared the West Asia situation a "war" in April 2026. This allowed regulators to invoke the force majeure clause in the Real Estate (Regulation and Development) Act, 2016. The clause covers delays caused by war, among other unforeseen events. The extension applies to all projects with original completion deadlines on or after February 28, 2026.

Construction Material Shortages Are Still a Problem

From March to June 2026, supplies of steel, cement, vitrified tiles and sanitaryware were severely limited. The biggest hit came to tile and sanitaryware production: thousands of manufacturing units in Morbi, Gujarat, a national hub for these products, shut down after natural gas supplies needed for production were cut off by the conflict. While steel and cement supplies have returned to normal levels, costs for most construction materials rose roughly 25% during that period. Many contractors working on fixed-price contracts had to absorb these extra costs, leaving numerous projects under financial stress.

Builders Welcome Partial Relief

The Confederation of Real Estate Developers’ Association of India (CREDAI) had originally petitioned for a six-month extension. The four-month extension will protect builders from being labeled defaulters for missed deadlines, CREDAI representatives said. But supply chain issues have not fully resolved. Vitrified tiles and sanitaryware remain in short supply, and cost escalations are still weighing on project budgets. The Forum for People’s Collective Efforts noted the extension is reasonable, but asked that no further extensions be granted after the four months are up.

NEET Candidates Must Link Roll Numbers by August 3

In separate education news, the Karnataka Examinations Authority (KEA) has opened a portal for candidates who qualified in the 2026 NEET exam to link their NEET roll numbers to their CET applications. This step is required for admission to medical, dental and AYUSH courses in the state. Candidates must enter their NEET roll number on the KEA website, then download their updated application form and verification slip. Over 25,000 candidates submitted their roll numbers on the first day the portal opened. The all India NEET rank 20 candidate holds the top spot in the state rank list. The deadline to submit roll numbers is August 3, 2026.
